Because the SW coast of Florida is the most beautiful beaches in the world and there’s tons of demand for houses there now that it’s possible to remote work from there and get paid. Couple that with the benefits of moving to Florida to avoid taxes.

Living on water is expensive and sometimes difficult to get a mortgage because they will require flood insurance. This means most ppl that buy on the water pay all in cash. It's also expensive because you need to maintain the concrete wall against the water. Most municipalities have engineers on boat inspecting your wall and dock. They will fine you or put a lien on your property until it's fixed. You really want a home built on hurricane proof concrete pillars... Most ppl buying this will demolish this and rebuild to sell in 10 million+ range. Living on the water also means you can dock your own boat. Finding dock space is incredibly difficult. If you can dock a large yacht here that increases price drastically. Call a marina and ask how much it costs monthly to keep a large boat and the calculate how much that is worth. The whole point is to flex your boat and have it at your house. You don't want to go back and forth to the marina with all the pretty ladies. They might see a party on a better yacht and ditch yours. Software dev TC is not enough to live in most parts of Florida by the ocean. Demand is high. Remote work is normal now in US but also normal for rest of the world. They are going to these locations to work remote as well.

Thank you sir. Could you please explain to an ignorant person like me what is it about Naples that's so popular?
The town itself is quite charming but if you’re not within walking distance of the town or beach then a nice development within Bonita springs is a much much better value at a similar ambiance. However the flip side is those places have more elderly/retired people. Naples is probably on the younger side for SW Florida, so if you care about the social scene it is probably a much better fit. If that is what you’re after then Miami is likely a better value. Even coral gables, one of Miami’s premium neighborhoods, is cheaper I think.
