Hard to say which will be more accurate for your house. The main question is whether your house is unique? Or similar homes in your neighborhood sold recently? If it's unique good luck. If it's similar to other homes take a look at those sales so you get an idea of how to price yours. Zillow will be pretty accurate.
Take whatever is lower and list 2.5% under that value. That tells the algorithm it is a good deal and marks it as a “hot” house which will attract buyers. Not a great time to sell
Is that really what the algo does? I thought it would be by some indexing of views/interest against other houses in the area?
A good guess is averaging the two sites. Pricing to sell quickly is a different question.
If you want to sell fast, just lower the price, as simple as that.
