I live in central NJ in a condo and looking to move to a single family home in a town with a good school district and commute to NY. Anyone looking to sell their home? (East Brunswick, north Edison, Metuchen, etc) Looking for a 4 bed 2.5 bath with a bed and bath on first floor (multi generational living), we are 5 folks including one toddler. Been looking for a year with a realtor and websites, but no luck. Budget is sadly upto 575 max. Lack of inventory and high pricing is pretty frustrating. Just trying out my luck here. Household TC: 400k (yea I know and we still cant afford to move....)

Look at niche.com top 10 public school districts for NJ. I’ve lived in NJ for 25 years and have seen kids from many different school districts. Obviously you can be smart from anywhere but in average there’s huge difference between outcomes based on which school district they went to. Your budget is too low though, but as soon as kids turn 5 you need to prioritize their education IMO
Increase your budget at-least by $50K. You will find nice homes between $625K and $650K. You will not find homes in good school districts for $575K. Don’t buy in East Brunswick. Drive to Edison/Oak tree road is terrible due to Route 1.

Buy the moment you are ready. Don’t wait long. NJ will always have high demand due to high proportion of high income earners. Westfield, New Providence, Cranford and Madison have good schools. You need to flex your budget by about $50K. Millburn, Summit and Chatham have great schools too. These towns are very affluent with snobby people. To buy a home, you need to increase your budget by at least $150K.
All those schools are trash. Try North Jersey.

Look at Northwestern NJ - Caldwell, Boonton, Wayne, Denville. If you need access to the city those areas can be equidistant from Lincoln, Holland, and GW and can be less populated than parts of Central Jersey and definitely less expensive than Bergen County.
Have you tried looking in Essex county? Like West Orange etc
North Edison With your TC, you could easily affort 800-850k house, why having small budget ?
