I'm planning to leave the US since green card is decades away. Need to be in a stable place, start a family etc. It is not urgent as I'm still interviewing. I have a home in the Seattle area that I need to sell. Do I just call up the agent that bought the home for me? Considering lot of buyers are looking up redfin, is Redfin Agent a good idea from an SEO standpoint? Also, do they really charge 3% selling commission or 1.5-2%? Also, is it a good idea to not worry about a 1% difference because it's under just 1000s in USD - compared to the big transaction here. Any other general dos and donts?
As far as commission you’re looking a 4–6% total sale price since seller pays both agents commissions. Remember everything is negotiable and you don’t have to go with an agent f they Insist higher commission. Any agent will use MLS, and that will get you on Redfin and Zillow
Post this on homeowners dl. There are a few really knowledgeable folks there, including some real estate agents. They'll give you a good check list of sorts to interview agents. Most full service agents are 3% but you can negotiate. Redfin is typically 1%, includes listing, photos and a video. They have now started added deep cleaning and staging for total 2% commission
Arithmetic dictates Redfin Agent is a much better proposition. I wonder why someone would go with a regular agent then?
I brought this up with my agent when I was a first time home buyer. She said redfin doesn't have experienced agents and they don't have your back in case of legal issues. She was with Windermere and they have lawyers who draft/customize the agreements and who would represent you if something went South. As to redfin agents, I met a few selling agents when house hunting. Without exception, they seemed unmotivated. One dude was sitting on the sofa watching videos on his iPad, looked up and told me to ask him any questions. He did not even get up as people kept coming in, looking around the house and leaving. I can't speak the the lawyer benefits, never had to use them

Commission standard is 6%, 3% to your listing agent and 3% to the buyer’s agent. Very negotiable, depending on your area and value of your home. The bigger the $, the bigger the discount as a rule of thumb. Seattle is an easy place to sell usually, so you can negotiate. If you have never sold a place, I would go with an agent instead of trying to roll your own.

One of my properties is in a townhome complex. I saw one person list using Redfin and another list using some other self service type company (can’t remember which one). Both sold for significantly less than the people who used a good agent. Small sample size, but I almost always use an agent. Less headache.

Redfin is good in a strong market (since agents are doing jack shit other than paperwork); local realtors are likely better right now.
