I am planning to relocate to Dallas from Florida. Initially planning to rent for 1 yr. Need help in finalizing a suburb city on where to buy a home- Frisco, prosper became so expensive. Looks like Celina is next in line . I am debating between Argyle/Nortlake and Mckinney. Any other recommendations? Kid has another two years to start elementary. Tc 200k . My budget $750k #housing
Little elm
I did consider little elm but not a great school district correct ?
Celina is not a great school district either.
Consider 2.5% property tax on your budget
Yes I did consider property tax which is huge. I think property tax will be only on assessed value of the home correct ? I believe we can apply homestead as well .
In Texas most homes price and tax assessed prices are similar. If you buy used home, may be about 10% less but in newer home it’s likely same
Also if you are contractor or not in tech Dallas is good, if tech then Austin is better
Stop pushing people to Austin. SMH!!🤷♂️
Austin is definitely the tech capital of Texas. It’s not impossible to find tech jobs in the DFW area, but it can be limited.
McKinney
Little elm
Wylie.
Sutton fields in Celina which is near to prosper and Frisco. It’s Prosper ISD
Don’t . You are not going to like it here .. it’s overpriced overcrowded boring unattractive place. Northlake/Argyle is your best option or some communities up north of 380 highway if u want to stay close to frisco . FYI frisco is most overrated city
Thanks . It is definitely overpriced and hoping for some correction. Do you currently reside in argyle ?
It’s never going to correct in areas you want based on what I have seen so far. Still lot of Indian waiting in line and as rates go down they are going to flood the market and builders going to rise prices further. I have friend who live in Argyle. Feels like little remote area as there are still so much empty land . If You are willing to to pay 100-200k more then you can get decent house in Prosper which is booming area. You can get decent home in $750 if u get it now . Check new painted tree community in McKinney , the ridge in argyle and few other in prosper. But my advise to stay for 1 year on rent and see if you like Dallas. We moved here from East coast and don’t like it except the weather. Already planning to move back or somewhere else
At 200k you planning to buy 750k house? You know interest rate right. If you have lot of cash to pay then it’s a different story.
One thing if you will work in Dallas and Irving. Then look to buy at Viridian Arlington at this money you can get around 2600 sq ft home. It is close to Airport, very beautiful. Dallas will be 15 minutes from there. All the other areas you are talking about are far away from Dallas atleast 40 minutes in traffic.
I guess interest rates will come down a bit next year . I am anyways renting for one year and saving to put 30% down on 750k home. I know even with all this my monthly payment would be high but hopefully by that time wife can find a job.
Coppell
No new construction . I am okay for the used home as well but hearing stories about foundation issues in the most used homes . I am not sure how common is that issue there .
Foundation issue is everywhere in Texas. This location is more central and commute time will be cut down to half anywhere.
