Newark vs Hayward vs South San Jose for a house.
Planning to buy a sfh. Considering these three areas due to budget and inventory. Spouse works in Sunnyvale and I am remote or later to be in san jose. How is eden shores in Hayward? Not concerned about schools just want to rent/sell few years later. Crime and peace of mind is top priority. Once everything is back commute could be issue so don’t want to go far like mountain house or Dublin. I bought a new ~4000sq ft 5 bedroom home in Hayward 3.5 years ago. Ive tripled my investment (down payment) already. Hayward to me is going to keep appreciating given its central location in the bay area. The area is not as safe as newark yet but has gotten a lot better recently - and will keep getting better. Just drive down mission boulevard and look at the construction going on around there, its crazy. Consider buying in Hayward hills (94542 zip code), there are some real nice homes here.
How’s commute to apple from Hayward? Did you take shuttles pre covid time ?
I did take the shuttle for a brief bit but then decided to just drive instead. Its a long drive, sometimes up to an hour and 10 mins. But that was before the paid hov lanes came up, im looking forward to using them when we are back in the office
Hayward to Sunnyvale will be one tiring commute if we ever go back to pre covid times. Crime alone will keep me out of Hayward. South San Jose has some pockets with excellent schools. Newark has huge potential due to FB Fremont. Also look at Milpitas in the stink free portions
Thanks, Yeah I am worries abt crime too, heard eden shores is better. Milpitas is out of my range, the stinky land is appraising like anything.. Same with Berryessa. How would be 101 commute from south sj to Sunnyvale? Eden is 25 miles & South sj is 22 miles so nt sure abt commute. Newark is in mid..
The only reason I would stick with Newark is that no part of Bay Area /SF is 2 hours away... I would definitely not do South San Jose since that puts you in 1 corner of the Bay Area and assumes that you will continue to work in your current company. My order of preference:Newark>Hayward>South San Jose
