Townhouse vs SFH in terms of socializing

Have 2 kids 3 year old and 3 months old, wife and I are debating if we should buy a townhouse inside a community or sfh with yard. Though having a backyard is always nice I feel that would makes kid bit of a non-social as with townhouse having no backyard it forces parents to take kids out to the park and helps them know other kids and maybe make friends. Are we thinking too much or once they go to school and with other classes we won’t have time to take them to the park ?? We are in bay area. TC : 350k

You are overthinking it. Though townhouse will force you to socialize with neighbors over noise, repairs and HOA rules

You are over thinking this. TH will be no help in socializing. Kids find friends at parks and school.

Buy what you like. Kids make friends at school. Invite their friends over and do play dates in backyard.

If you’re not the type of person that wants to go to the park (or enjoy the outdoors), you won’t take your kids to the park no matter what type of house you live in. Ask the number of corpulent people with Home gyms the last time they used it

Townhouse life is the best. Buy a big one. Get the sq footage benefits with the no maintenance. Fuck yard work.

I don’t agree. TH mait is typically not much less than SFH, and appreciation typically more than makes up for it. If you don’t believe me, pick a Bay Area zipcode, then pick 10 random SFHs and 10 random TH in that zip. Then check average appreciation from 2009-2019.
