I like the fact that it’s new construction and will probably have good resale value. My brother and mom think it’s not great; right next to a shitty 2-star hotel (their words, it’s next to an Extended Stay motel), right by the highway so a lot of noise pollution, too many old people. They think I’m settling and should keep looking. Are they right? Age: 26. TC: 350K. Only reason I’m worried is they have bought homes before. They think I’m not looking at “the right things”.
You can do better in the Alpharetta/Milton area for sure. Try Roswell or Cumming as well. Things have definitely gotten pricy, but I’m confident you can do better than that place.

That’s a great value considering you’ll have “built in equity” from the neighboring new constructions if you get in early. 2. My father has a home on North Point Pkwy in The Palisades, within a 1 mi radius that would serve as comps to this - they’re priced from $700k - $1M +. 3. This development is near the Alpha-Loop (the north sides beltline project), Northpoint Mall (soon to be redeveloped), Avalon, and an in development startup tech hub. There is LONG TERM VALUE having real estate holdings here. Should you decide to travel or move in the future, DO NOT SELL - rent it out, Airbnb, corporate lease, etc. 4. If it’s a great fit for YOUR LIFESTYLE that’s all that matters so long as you’re not overpaying and in this case you’re not considering the area, comps, and market conditions. If PRICE is a concern then let’s look at new constructions in Cumming . I have a 6 bed, 4 bath, 3644 sq ft home I got as a new construction in 2016. Currently, I have $200k in equity - you could get more bang for your buck but it won’t be as walkable as the city of Alpharetta. You could be saying the same (equity wise) in a few years in Alpharetta. Trust me! If you’d like to chat - DM me.
For that price why not get an actual house with a yard and avoid HOA fees and HOA trying to tell you how to live?
For that price they won’t be able to get a single family home in Alpharetta and if they were too then it would be extremely dated. If they got lucky to find one then it’d be a bidding war - as is common place now.
Nothing is really great to buy right now. We're in a massive housing bubble hence the over inflated prices on every property (even ones in the middle of nowhere). Personally I'm waiting on the sidelines. Will swoop up some deals when it corrects as bubbles always do.
The great thing about Alpharetta and Cumming for reference are that during a house recession we hold value really well due to great school systems, higher household incomes etc. prices don’t tend to dip too much. However, we will see correction once supply chains are “normal” again.
